What happens after I call?
As long as you've given us your property information, the first thing we'll do is find out how we can best solve your problem. More often than not, this just means seeing how much we can offer for your property.
Do I have to pay a commission?
No. We are investors, not realtors. That means when you sell your house to us, there is no realtor commission or any other type of commission involved.
How long will it take to close the sale and get my money?
We've been in this business for a while. We can close in as quickly as 7 business days, but it can take up to 30. It all depends on the negotiation time we may need to catch up on any defaults, liens, code violations, and back taxes that may be involved.
Do you pay fair market value?
As investors, our expectation is to make profit. When you decide to sell your house to us, we determine how much it is worth in the same way a realtor does. However, as you probably know, there are many costs involved in buying, owning, and selling real estate. After taking these costs into consideration, we promise to give an offer that benefits both you and us. Typically we buy between 30% - 70% of retail value. Occasionally even less depending on how much work needs to be put in once we acquire the property.
Are you buying or listing the property?
At Hi-Q Assets, we are buying properties. We are investors, so we do not list properties. We buy the properties from you with cash with the full intention of profiting from it much later in the future. In the event the property falls short of our own investment criteria, we will market it to our internal network of investors so that when you sell your house, you still receive your cash payment.
How do I know this sale will be completed in a legal manner?
All sales will be completed by an attorney or title company. And all of the contracts are approved by a licensed closing attorney.
What if the title/deed of the property is not under my name. Can I still sell?
Unfortunately, no. Even if you are the partial owner on record. All owners that are listed must agree to the sale before we can move forward.
How did you obtain my information?
If you contacted us first, then you give it to us on your own. If on the other hand we talked to you first, we want you to know that in the state of Georgia, all property records, tax history, evictions, code violations, and civil suites are considered public knowledge and can be accessed by anyone at no charge.
What is your business model?
Hi-Q Assets invests in old, vacant, abandoned, over leveraged and distressed properties in Atlanta. We then fully renovate and either hold these properties as rental properties, sell them on the retail market, or sell them in bulk to other investment firms.
What will this cost me?
Nothing. We do not charge you anything to buy your property. Even if you don't sell your house to us, our offer is 100% free of charge.
Do I have to repair anything before I can sell?
No. As investors, we buy houses in as-is condition. No repairs will be necessary on your part. We will be the ones purchasing and completing a full remodel of the property
Should I be represented by a Real Estate Agent to complete this transaction?
This is an option you have. Understand, however, that by hiring an agent when you sell your house, your potential profit will be affected by the commission you will have to pay them.
What if I decide to cancel the sale?
Once we give you an offer to sell your house, you will first have to agree on the offer and sign an agreement. If you want to cancel after this point, just discuss it with us so we can make sure your decision benefits you and does not violate any part of the legal agreement that was signed.
Are you a real estate agent or a broker?
No. We are not affiliated with any Realtors association; we are a private company that invests in Atlanta real estate.
What if you decide to cancel the sale?
Once again, cancelling a purchase is allowed as long as it sticks to the legal documents agreed upon and signed by both parties.
What if I currently live out of state? Will I have to travel to complete the negotiations?
No. If you live out of state and wish to sell your house, there is no need to travel. All documents can be sent through fax, certified mail, or email. We may request that some documents be notarized or that you submit a copy of your driver's license with the documents to confirm you are the legal owner.
